Paul BridgeChief Executive Officer
Chief Executive Officer
Paul is the Chief Executive Officer of the Investment advisor. Paul has worked in all aspects of Social Housing for over 20 years and is a senior industry figure. From 2008 to 2014, Paul was Chief Executive of Homes for Haringey, a Registered Provider, where he was responsible for 800 staff and 21,000 homes. The organisation was awarded ‘Housing Organisation of the Year’ in 2012 and gained Investors in People Gold.
For eight years prior to this, Paul was a Director at Hyde Group, a major G15 Housing Association, which provides homes and services to more than 95,000 customers. Throughout his career, Paul has been responsible for leading the acquisition of several thousand properties in London and the South East, with the primary purpose of extensive physical, social and economic regeneration. Paul has been responsible for investing several hundred million pounds into Social Homes.
During his career, Paul has also held a variety of non-executive roles in and out of the sector and the Chairman of Thames Valley Charitable Housing Association which established a successful private rental sector business funded by equity and debt through various institutional investment funds.
Nick is an accomplished senior executive and housing professional with almost forty years’ experience in the Social Housing, charity and care sectors. He brings a wealth of experience and specialises in housing with care for older people, organisation and governance in housing organisations. Nick was Chief Executive at the ExtraCare Charitable Trust from 2010 to 2015. ExtraCare is a leading UK developer and operator of affordable retirement villages with locations throughout the north and midlands. New villages were opened in Birmingham, Gloucester and Milton Keynes under Nick’s leadership, and a development pipeline was established for new villages in Bedford, Solihull, High Wycombe and Bristol. Nick travelled widely in this role, speaking several times in Australia, Singapore, Hong Kong and South Africa. In the past, Nick has also been the vice chair of ARCO (Associated Retirement Community Operators), where he still chairs the Standards Committee.
Prior to ExtraCare, Nick was Group Director (Housing) at Sanctuary Housing, one of the UK’s largest Housing Associations, responsible for the management of the Group’s 56,000 social homes. Previously, he was CEO at Hereward Housing from 1992, a stock transfer landlord in Cambridgeshire, and vice chair of the National Housing Federation.
Nick is currently the Chairman of Tower Hamlets Community Housing, which owns and manages over 3,000 homes and also chairs the Hundred Houses Society, which owns and manages over 1,000 properties in Cambridge and surrounding area.
Andrew is a director of the Investment advisor and has been in the social housing sector for more than five years, including being part of the team that established the housing investment company, Funding Affordable Homes. He was the advisor to and founder of The PFI Infrastructure Co, which in 2004 became the first publically traded company in London dedicated to investment in social infrastructure. Andrew has worked in a senior capacity involved in the financial sector for over 25 years. He was previously Head of Corporate Advisory for Salamanca Group, the private merchant bank and Co-Head of Capital Markets at Societe Generale in London. He has also been actively engaged in other property activities in the UK and internationally. He is a chartered accountant.
Phil is a specialist real estate consultant with over 33 years’ experience in institutional investment management. As Client Portfolio Director, Phil was responsible for Aviva Investors institutional real estate clients and the development of the Aviva Investors institutional real estate fund management business. He had a particular focus most recently on real estate multi-manager (REMM), successfully expanding this business from the UK into the Netherlands and Return Enhancing and Liability Matching (REaLM) and long income capabilities working in a variety of alternative real asset sectors.
Phil joined Aviva Investors in 1988 and initially worked on the Central London office portfolio. In 1989, he progressed to running a segregated client mandate moving onto the pooled pensions fund in 1992 where he subsequently became fund manager. In 1997, Phil set up the real estate multi-manager service and was fund manager until 2005. Phil also held the position of risk manager responsible for all pension fund multi-manager and segregated client mandates. He has worked extensively with investment consultants and clients and advised public sector, corporate pension fund and other financial institutional clients. As Head of Institutional Property Funds from 2000 to 2005, Phil was responsible for all external pension fund direct and indirect client mandates. He has been an experienced director and Chair of the Investment Advisory Committee for all REaLM funds.
Previously, Phil worked for Legal & General Investment Management for five years focused on property asset management, investment and development.
Phil holds a BSc (Hons) in Land Management from the University of Reading. Phil is a Member of the Royal Institution of Chartered Surveyors (MRICS) and has been an FCA Approved Person for investment management and customer functions. Phil was also a past committee member of the property panel for the National Association of Pension Funds (NAPF, now PLSA).
Nikeel HussainHead of Research and Development
Head of Research and Development
Nikeel has worked within social housing for over 5 years with a G15 Housing Association and the Chartered Institute of Housing (CIH). Having joined Catalyst, a leading housing association in 2011, he progressed through operational roles where he played a leading role in property management and regeneration, through to developing and executing strategies on organisational transformation alongside the executive leadership team. He worked within the Business Development team focussing on the identification of land opportunities for development, partnerships and the creation of new asset classes. He has sat on the London board of the Chartered Institute of Housing for over 4 years working alongside sector wide experts and making contributions to housing policy, education and membership. He has also held roles in the field of research for both the Labour Party and a leading market research company.
Gareth is a chartered accountant, having qualified with Ernst & Young, with over 10 years’ experience within UK private and listed companies sectors. Gareth has been finance director of the social housing advisor SHA Housing, since its inception in 2015, overseeing all financial reporting, analysis and control. Prior to this, Gareth was CFO of TLA Worldwide plc helping establish the newly listed sports agency in New York overseeing its acquisition strategy funded by both equity and debt whilst being responsible for all financial and listed entity reporting requirements. In addition, Gareth spent 4 years with Cenkos Securities plc, in which time his team raised over £1bn of capital across a variety of sectors, including real estate.
Chude is a director of the Investment advisor and Chief Operating Officer and co-founder of Ledbury Capital Partners LLP, a European fund manager (the AIFM). Prior to Ledbury, he was director of international operations and a partner at Eton Park International LLP between 2007 and 2012. At that time, Eton Park was a $14 billion multi-strategy hedge fund, where he oversaw international non trading operations. Prior to Eton Park, Chude was a Partner and Chief Operating Officer of DE Capital Management LLP, and Head of Operations for Caxton Europe Asset Management Limited and was responsible for building their international operations infrastructure out of their London office. Before working in the investment industry, Chude had various roles at HSBC USA, RBS and Merrill Lynch within operations.
Chude received a Bachelor of Laws (LLB) degree from the London School of Economics in 1993, and a Master of Laws (LLM) in International Business Law from the University of Manchester in 1995. He also studied at the College of Law (Chester) between 1995 and 1996.
Mike Preen is a qualified solicitor with 20 years’ experience in the provision of legal, corporate and governance advisory services. He qualified and spent 6 years in the market-leading investment funds team at Norton Rose, a major international law firm before becoming a vice-president in the corporate advisory division at Dresdner Kleinwort Wasserstein, a European investment bank. Following 2 years in Australia as a senior associate specialising in real estate investment funds with Mallesons Stephen Jaques, a leading law firm in the region, he returned to the UK and joined Development Capital Management, a global real estate fund management group where he held a number of senior management roles and was instrumental in establishing its FSA regulated securities division. Most recently he spent 5 years as Head of Corporate and Legal Affairs at an AIM listed clean tech oil company before establishing his own corporate and governance consultancy business. At Civitas, Mike is responsible for real estate transaction delivery and execution.
Tom is a director of the Investment Adviser and has been involved in real estate investment for almost 18 years, having originated, underwritten, financed, and asset managed a wide range of properties within the UK and abroad, through both equity and mezzanine investment including being part of the team that established the housing investment company, Funding Affordable Homes. Tom is also a director of Beaufort Capital Management Limited, a UK mezzanine investment manager, and was formerly a solicitor at Norton Rose Fulbright, specialising in corporate finance and investment funds.
Roopa ModiTransaction Manager
Roopa is currently on secondment to Civitas from major international law firm Norton Rose Fulbright. Roopa is a qualified solicitor with 6 years’ experience in real estate management, investment, development and finance. She trained at Slaughter and May and then joined their real estate department where she practiced for a further three years. During her time at the firm, she also experienced working in-house for Premier Foods where she gained further experience in the provision of legal, corporate and governance advisory services.
Victoria MallelaTransaction Manager
Victoria has been involved in real estate law within the healthcare and public sector for more than ten years. Victoria was formerly at a leading healthcare and social housing law firm acting as a lawyer for NHS and private healthcare providers dealing with their real estate matters. Victoria has extensive experience of advising numerous NHS Trusts and other healthcare bodies in London and the South of England in all aspects of their property requirements including projects, acquisitions and disposals, site developments and complex underletting requirements, stategic estates rationalisation and overage, landlord and tenant matters and NHS Estatecode. Victoria has been lead assistant on a number of large projects, including recently a new build radiotherapy centre, an incinerator project, and the biggest national public sector leasehold acquisition project between 2009 – 2010. Prior to specialising in the healthcare sector, she acted for private sector and commercial organisations and property companies on similar matters.
Catherine BradburyRegional Director
Cath joined Civitas with over 10 years’ specialist housing experience, gained in the Affordable Housing Sector. Originally coming from a commercial Sales and Marketing background, Cath most recently worked as Property Development Manager for Housing and Care 21, a specialist housing association for older people. Cath worked with contacts in construction companies and related consultants, to identify business development opportunities for mixed tenure extra care sheltered housing. To ensure deliverability and sustainability, the job involved working in partnership with Local Authorities – in particular, the Housing, Adult Services and Benefits departments – and securing grant funding to support the schemes.Cath also has experience working in the general needs affordable sector, focused on estate regeneration for a national housing association. She has also worked for a large construction company, managing business development, marketing and PR functions, including bid-coordination for major contracts. At Civitas, Cath will be ensuring that portfolios have long-term sustainable partnerships in place with service providers and Local Authority stakeholders.
Georgina McGuinnessOperations Manager
Georgina has over 8 years’ experience in operations within the financial sector. She began her career at London based stockbroker, Killik & Co and most recently at Real Estate Private Equity advisor Queensgate Investments, where she was executive assistant to the CEO and managed the office operations including IT, HR and investor relations.
Tercel MooreTransaction Manager
Tercel is a chartered accountant with over 15 years of corporate finance experience gained at HSBC Investment Bank and SP Angel Corporate Finance LLP, where he was latterly a senior director responsible for a wide range of transaction origination and execution including IPOs, M&A and private equity transactions with a significant focus on real estate.
Graham PeckFinance Director
Graham is a chartered accountant with over 10 years’ experience in real estate finance, with a focus on healthcare and alternative real estate. He was formerly the CFO for pan European private equity real estate investor Palm Capital, in charge of all aspects of finance. Prior to this Graham managed the finance function for three healthcare focused real estate funds, consisting of one LSE listed and two private funds with assets under management of c£1bn. Graham will be responsible for the oversight of all aspects of financial reporting, analysis and control for the Investment Advisor.
Nicholas BullTransactions Director
Nick has worked in the UK and continental real estate markets for over 20 years, having been responsible for transaction execution within the lending and investment teams of a number of investment and commercial banks and private equity firms. Nick is also a qualified solicitor.
Prior to joining Civitas, Nick was a partner in a real estate corporate finance business, focussing on capital raising and restructuring advisory services. Between 2010 and 2014, Nick worked within the non-core real estate unit of Lloyds Banking Group plc, responsible for managing a number of large non-performing loan portfolio sales and advising on various asset management and restructuring initiatives. Prior to Lloyds, Nick was responsible for transaction execution for the real estate lending and investment teams of Merrill Lynch, UBS Investment Bank and Lehman Brothers. Nick began his career as a real estate and banking lawyer with Berwin Leighton and Clifford Chance LLP.
Eleanor CoreyTransaction Manager
Eleanor is currently on secondment to Civitas from international law firm CMS Cameron McKenna Nabarro Olswang where she has practised in their real estate team for over 12 years. Eleanor has extensive experience in all aspects of real estate management, investment, development and finance, having undertaken a secondment in the in-house corporate real estate team at Lloyds Banking Group, and most recently having been the lead associate on a large town centre regeneration project for a national housebuilder.
Neil ThomsonTransaction Manager
Neil has worked in the UK and European real estate and leveraged lending markets for over 17 years with responsibility for loan origination, transaction execution, portfolio management and restructuring for investment and commercial banking institutions.
Prior to joining Civitas, Neil worked for the Amaris Hospitality Transactions team (Lone Star owned company) involved in the orderly disposal of several UK regional hotels as single assets or via portfolio sales. Neil has also worked in the restructuring teams of both AIB and Nationwide Building Society working on the portfolio management, restructuring, transaction management and capital recovery from stressed and distressed borrowers in the care home, hospitality, pubs and leisure, construction, retail and financial services sectors. Prior to working at AIB, Neil was responsible for origination and transaction execution of leveraged loans in Bank of Scotland, WestLB and CIBC World Markets for private equity buyouts.
